You can end up selling your home faster than your neighbors do… or, if it’s priced incorrectly (read: too high), it could stay on the market for much longer than it should.

What Makes a Home Sell Fast?

Typically, homes sell faster if:

  • They’re priced appropriately. Homes in the lower price ranges sell faster than high-dollar homes do, but that’s simply because more people can afford the homes in the lower price ranges.
  • They’re in the right location. Schools, neighborhood quality, and nearby amenities all affect how quickly a house sells. While there’s nothing you can do about your home’s location, you can make up for it if it’s less-than-desirable by pricing it appropriately and ensuring it’s in the best possible condition.
  • They’re in good condition. Houses that are in dire need of repairs will usually take longer to sell than those that are move-in ready. If you’ve kept up on maintenance and your home isn’t terribly dated, you have a better chance of selling quickly than a homeowner whose house is falling apart.

There are two big factors that you can’t control that also affect how long your home stays on the market: whether there are more buyers than houses, or whether there are more houses than buyers.

In a seller’s market, where there are more buyers than there are houses, sellers have a distinct advantage because people will do what they can to purchase a home. In a buyer’s market, where there are more houses than there are buyers, people who want to purchase a home have the luxury of shopping around for the best deal.
